real estate measurement

Hi there,

we are an real estate company and we need to measure and document our buildings. Right now we are using a combination of a total station and tape measure. How economically is laserscanning comparing to the good old methods?

the final ROI of course depends on your current effort and on the price of the system you will apply.

In general, laser scanning is a very fast method to capture complete as-built information.

"Complete" means that the scanner will record everything which it can see from its position. If there are obstacles which hinder the machine from seeing what you need, you simply take additional scans from different positions and mend them together by software afterwards. This should typically work fully automatic.

"Fast" means that a scan in a typical private estate may not take longer than 2 minutes or so. If you want to capture colorized scans it may take 2.5 minutes extra per scan.

I just made a trial in my house where I scanned the full ground floor, inside and the garden, with 13 scan positions. The whole scanning process took about 1 hour.

The really good thing with laser scanning is, that you cannot forget measurements. As long as you place the scanner in the right positions, you will bring home everything you need.
In comparison, a friend of mine is just rebuilding an old house he bought. His architect has been onsite to take measurements, control the measurements, double-check the drawings etc. at least 5 times.
